With its southwest-facing rendered facade and charming dormer window, typical of stone buildings from the 1920’s and 30’s, the ground floor, three-quarters built over a cellar, features a central entrance landing with south and north access, a separate toilet, and stairs down to the cellar. To the left of the entrance is a tiled living room with a wood-burning stove. To the right is a kitchen on solid ground with a fireplace in which a wood range cooker with a back boiler that supplies the central heating has been fitted. Adjoining this room is a dining room with a fine mosaic tiled block-and-beam floor.
On the first floor, a central landing and its bathroom, offering unobstructed views of the countryside, lead to four spacious bedrooms with preserved original floorboards: two facing north and two facing south.
On the second floor, a staircase opens onto a large attic (ca. 22’2” x 19’7”) suitable for conversion, which houses the hot water tank heated by the central heating system.
The cellar, with its well-ventilated earthen floor, is accessible either from the entrance landing or via an exterior door and contains the oil-fired central heating system. All the living areas of the house are fitted with cast-iron radiators. There are three existing fireplaces, including a double fireplace in the kitchen, to which the cooker is connected, making it possible to fit wood burners.
Although habitable as is, the house requires a general update, including interior decoration, electrical wiring, windows and doors, plumbing, insulation, and the fitting of e septic tank. The existing heating system can either be retained or upgraded. There is a spring water supply (unfiltered) with several PEX pipe connections. A connection to the mains water supply exists, but it is located about 100 feet from the house. Its strengths are architectural and structural, starting with a beautiful natural slate roof re-laid about twenty years ago, a concrete block-and-beam floor on the ground floor that replaced aging wood flooring, large rooms with high ceilings, large windows letting in plenty of light, and attractive solid wood flooring on the first floor and in the attic.Creating holiday lets?The property is located in an agricultural zone according to existing local planning rules, but there is a buildable zone where the main buildings are situated. After being granted planning permission, it should normally be possible to convert part of the outbuildings. Set back and to the front of the property but offset from the house to form a sort of inner courtyard and with sound roofs, are the barn, its sheepfold, and two 19th-century houses. You would probably like to keep the barn/sheepfold for storage or to house animals, but why not restore the former houses? One is attached to the other, but they are separated in the middle by a stone wall. They have a combined floor area of ca. 940 sqft and are very much in their original condition, but each has two rooms, one with an unusable attic and the other with an attic suitable for conversion. One of them has a cellar, a fireplace, and a bread oven (in need of restoration). Opposite those buildings, you could use the stones left from an old pigsty that is too damaged to be restored.A barn for your animals or collectionsFurther away from the stone-built part of the property, a large semi-open metal-framed hangar, with a built-in enclosed stable and a cement fibre roof offers a combined floor area of over 70’x50’. If fully enclosed, it can accommodate numerous vehicles or even be used to start your very own collection! The stable was originally used for cows, and the concrete feeding troughs are still there.A large plot of land with a garage and a springThe property includes a large plot of land, sloping on its eastern side and flatter on its western side, consisting almost entirely of pastureland covering just under 10 acres, which is unfenced but surrounded by rented pastures. At the entrance to the property, a concrete block garage (ca. 19’6”x13’) with a remote-controlled electric door and clay tile roof allows parking for a car, even a long one. Benefiting from a water right, the house's spring is tapped on a neighbouring wooded plot. It is channelled to a 350-gallon underground water tank halfway up the slope, and then several pipes carry the water down to the house and outbuildings. The house is located about 330 feet away from the hamlet road and about 650 feet from the nearest neighbours, but it is shielded from view by trees and deciduous hedges. The north- and west-facing parts of the property, free of any buildings, offer unobstructed views of the rolling Limousin countryside. You are at an altitude of ca. 1150 feet, but the terrain continues to slope down further west towards a stream that flows into the Vienne River less than a mile away.Access and AmenitiesThe village of Neuvic-Entier borders that of Eymoutiers and its popular weekly market, which attracts both locals and tourists. All amenities, services, and a swimming lake are 10 minutes away in the village of Châteauneuf-la-Forêt. There is no neighbouring noise nor traffic, yet you are only about 5 minutes from the main Limoges-Eymoutiers road, and Limoges city centre is ca. 35 minutes away by car. There is a train station on the single Ussel-Limoges line just over 5 minutes away.
