This former country primary school, dating from the early 20th century, is located on the edge of a tucked away hamlet, surrounded by nature in the northern Corrèze commune of Chamberet, yet only about 5 minutes from all the village's shops and services. In a privileged setting, far from any disturbances, you can truly enjoy the quality of life that this little corner of paradise can reveal. The stone house, renovated between 2012 and 2023, offers two distinct living spaces, providing the choice of family life with its three bedrooms (plus an attic that could be converted if needed) or the possibility to run a self-contained guest apartment. An open-ended stone barn serving as garage and storage, and an enclosed garden of ¼ acre make up this property, a testimony to the area's rural history. Don't miss out and pay it a visit! The dwelling House|The interior of the building comprises two self-contained apartments. On the ground floor, on the east gable, an entrance hall with a large glass door and a boiler/utility room with a toilet, vanity unit, and recently installed gas central boiler are both located above the insulated cellar. A load-bearing stone wall separates this area from the adjacent L-shaped open-plan kitchen/living room. French doors open onto a wooden terrace on stilts, offering sweeping views of the surrounding rolling countryside. Adjoining the living room is a north-facing bedroom, simply furnished but fitted with a shower cubicle.
From the entrance hall, the stairwell leads to the upper floor, which has been converted into a separate living space but could just as well be the house’s first floor. A landing leads to a shower room fitted with a shower cubicle, a wall-hung vanity unit, and a toilet. The flat itself then opens onto a large, bright, double-aspect open-plan living area with a north-south orientation. The south-facing window offers the same unobstructed view as from the ground-floor terrace. Two bedrooms, one facing north and the other south make up the layout on the first floor.
On the second floor, accessible via a real staircase from the first-floor landing, the attic (ca. 32’8” x 26’2”) has been insulated with blown-in wool. However, it can be converted to suit your needs, as it has a window on the east gable end.
Between 2012 and 2023, the previously unliveable house underwent numerous improvements, significantly enhancing its comfort: a new roof was installed with wool insulation in the attic, all interior walls were lined in and insulated, as was the basement ceiling. An insulated false ceiling was created between the ground floor and the first floor. A new condensing gas boiler was installed to supply the central heating via its cast iron radiators. The electrical and plumbing systems were modernized. A septic tank was installed for all the house's wastewater. This means you can now move right in and enjoy the house! The outdoorsThe exterior features a ¼ acre garden, fully enclosed by hedges and walls, with an iron gate providing access from the small local road. A gravel driveway and parking area run alongside the house, while a fenced lawn with trees is located next to it. A 23’ x15’ open-ended stone shed/barn with a nailed slate roof provides sheltered storage and parking for your car. Two small sheds are located on either side of this building. Attached to the house, next to the terrace, is a secured lean-to (ca. 10’ x7’) made of wood and corrugated steel, perfect for storing tools and garden equipment. There is a second home as a neighbour, but it is not visible due to the respective gardens’ vegetation. Otherwise, the rest of the tiny hamlet is about 200 yards away.Access and AmenitiesThe property can be the starting point for countless walks or bike rides that will allow you to discover the beautiful rolling countryside of the area without encountering overcrowded places or crossing any major roads. Nevertheless, there are friendly ties to be made with the other residents of the hamlet and those in the village centre. It is a 5-minute drive or a 15-minute bike ride away. In just over 15 minutes, you can reach the lively village of Treignac along the Vézère River and its beautiful swimming lake. Uzerche and its medieval centre are half an hour away. Tulle, Brive-la-Gaillarde, and Limoges are all just over 50 minutes away by car.
