This pretty 3-bedroom stone country house, with over ½ acre of enclosed, wooded grounds, is located in a quiet little hamlet atop a hill in the commune of La Croisille-sur-Briance, in the Millevaches Regional Natural Park in the Limousin area of France, about 40 minutes southeast of Limoges. The house has an attached two-floor garage, making it easier to consider extending the living space if necessary, and two other practical storage outbuildings also form part of this charming property surrounded by nature.The houseBuilt out of stone, the southwest-facing house has a lot of character with its dormer windows and magnificent natural slate roof. While the interior may appear a little dated, it is however immediately habitable and functional. The house can be sold furnished for holiday use, or unfurnished. On the ground floor, there is a central entrance hall. To the left, built over a cellar, is a living/dining room with French doors opening onto the front garden. To the right of the entrance is a simply fitted kitchen with a wood-burning built-in fireplace within the stone fireplace. From the kitchen, one can walk down into the cellar located beneath the dining room and it also has a door leading to the rear garden. Finally, behind the kitchen, there is a ground-floor bedroom with its private cloakroom. On the first floor, which has solid wood flooring all over, a landing leads, on the north side, to a spacious bathroom with a Velux window in the eaves. On the south side, there are two bedrooms, each with a built-in wardrobe.The outbuildingsAttached to the house, a double garage was built after the house and has an exposed stone facade. With a good floor space, part of it has been converted into a workshop, and has a concrete floor over the whole useable area. It has three double doors and a window already installed and includes a convertible attic space with a gable end door and a Velux winodw, accessible via a simple staircase. A few steps away, old stone pigsties in very good condition with a cement fibre roof, stand along the western boundary of the property. Two rooms are available: a large room that could also serve as a garage and a smaller one for garden tools. Finally, along the eastern boundary of the property, a solid concrete block garage with a cement fibre roof provides additional storage space, if needed.A large garden with trees and a viewThe property, fully fenced in and accessible via a secure double gate, sits on a plot of just ½ acre, consisting mainly of lawn and fruit and ornamental trees. From the property, one can admire Mont Gargan hill across the valley.Access and amenitiesThe property is situated along a very quiet country lane, less than 5 minutes from the village shops, fishing pond, and primary school. The few houses in the hamlet are built along the road, and nature is omnipresent as soon as one leaves the road. Long and beautiful walks can be taken directly from the house, through fields and woods. The small towns of Châteauneuf-la-Forêt (in Haute-Vienne) and Uzerche (in Corrèze) are 15 and 25 minutes away, respectively. Limoges and its airport are 45 and 55 minutes away. The train stations of La Porcherie and Saint-Germain-Les-Belles are 10 and 15 minutes away by car.
